Scope of Work Project Description Carnegie Mellon University (CMU) has proposed the development of an interdisciplinary research and teaching facility, complete with four levels of parking garage and seven levels of institutional programming. The building will span approximately 345,100 GSF and will feature a lobby, restaurant amenities, and fine art gallery space on the first floor. The surrounding site will include impervious pedestrian sidewalks, a service driveway, and landscaped areas. To prepare the site for development, a land operations permit will be obtained for site demolition, the re-routing of a PWSA combined sewer line, and mass excavation. Perimeter sediment and erosion control measures will be installed as reflected in the stage 1 erosion and sediment control plans to protect the adjacent land from sediment that may leave the site. Site demolition will include the disconnection of existing utilities, the removal of the existing III building, clearing and grubbing of the existing vegetation, and the removal of existing site features such as various asphalt parking areas, sidewalks, and site walls. Before mass excavation activities can begin, a 15-inch PWSA combined sewer will be re-routed per the PWSA private construction of public facilities plans. Once the combined sewer line is installed and functional, the existing PWSA combined sewer will be terminated and removed. Mass excavation of the site will be done to reach boundary street elevations and cut through the hillside. The grades of the interim conditions will be done per the stage 2 erosion and sediment control plans. Stormwater during the mass excavation period of construction will be managed by various sediment control BMPs per the stage 2 erosion and sediment control plans. Once the contractor finalizes the grades per the stage 2 erosion and sediment control plans, the site will be ready for the installation of foundations and building construction. The future foundation work, site improvements, building, and City of Pittsburgh stormwater management facilities will be constructed under future permitting scopes.
